Handling Disgruntled Tenants: Cable TV Revenge

One thing you may encounter on multifamily real estate deals is difficult tenants. What prompted this post was an example of a tenant whose cable TV wasn't working. They used that as a reason to not pay rent.


In their mind, the owner didn't deliver on their promise, so they don't have to deliver on their promise of paying rent.


Solutions:

  1. Assess if the cable bulk contract is actually worth the hassle. Many people aren't using cable TV and only use internet anyways.

  2. Fix the cable for the tenant, but make it clear that not paying rent is not acceptable. Outline the consequences to their credit score, eviction possibility and renting payment track record for them getting a new rental elsewhere.

  3. Evict the tenant as soon as possible if eviction laws allow it. Many tenants like this will find a way to create a conflict no matter what. They will often actively try to recruit other tenants to complain about everything that isn't perfect about the rental units publicly.
